To help you, I will draw on more than just my knowledge of the housing market. I have a deep understanding of the design and structural details that go into a quality home that draws on my hands-on background in construction (renovations and foundation repair) and studies in architectural technology.


My goal will be to help you prepare so that sellers perceive you as a competent buyer by asking the right questions and negotiate the right deal.

PREPARING TO BUY

BEFORE YOU START YOUR SEARCH

  • Get pre approved with a bank or mortgage broker.

  • Pre approval will let you know what you can afford before you start looking.

  • Knowing your budget will also let you know how much you need saved for your deposit.

  • Have a minimum of 5% for your down payment, as well as money for inspections and closing costs.

  • Your bank or mortgage broker will be able to tell you how much you will need for your down payment.

  • Have money saved for costs such as building inspection and other potential conditional costs.

  • Closing costs include lawyer fees, land transfer taxes, etc…

  • What is your budget?

  • It’s not just about what you are approved for. You also have to consider what monthly payment you want to live with.

  • Consider other expenses when setting you budget.

    • Water

    • Property Taxes

    • Gas

    • Hydro

  • What area are you looking for?

    • Close to work, schools, family, shopping?

  • Different locations are priced differently. If you are having trouble finding a suitable place in your preferred location try increasing your focus area.

  • What community features are important for you to be near?

  • Determine your wants vs your needs.

    • Needs are the must haves.

    • Wants are things that you would like but are negotiable.
